Yucatán Beach and City Properties is a certified real estate brokerage based in Mérida, Yucatán. We guide clients through the full Mexican real estate process from property search and due diligence to offer, negotiation, and closing. Our team works directly with the closing attorney at every stage to help keep each transaction efficient, compliant, and transparent. We operate exclusively under Mexican law and provide bilingual support, clear communication, and a structured process designed to protect your interests.

 

YBCP LLC (U.S. Entity)

YBCP LLC is our U.S.-based administrative, depository, and compliance management entity. It does not conduct real estate brokerage in the United States. Instead, it supports our Mexico brokerage by providing the secure financial and administrative infrastructure needed for international real estate transactions. This includes U.S.-based banking protections, USD stability, structured compliance oversight, and clear documentation and financial tracking.

Important Clarification 

YBCP LLC does not perform real estate brokerage services. We operate strictly as:

• A depository

• A compliance management entity

• An administrative support structure

 

Why We Use Two Companies 

Real estate activities in Mexico must be conducted locally under Mexican law. However, many administrative, financial, and compliance functions are safer and more transparent when handled under U.S. law, especially for international buyers purchasing in USD. Using two entities allows us to combine the strengths of both systems: local expertise and legal compliance in Mexico, paired with U.S.-based financial security, documentation, and administrative oversight.

DEPOSITORY SERVICES

YBCP LLC provides a secure, transparent channel for receiving, holding, and disbursing client funds related to Mexican real estate transactions. Funds remain safely held in the U.S. until closing, when they are released in one coordinated step for all components of the transaction. This structure offers the protections international buyers expect without the high fees associated with thirdparty escrow services.

 

DEPOSITORY SERVICES FOR CLIENTS WORKING WITH OTHER REAL ESTATE COMPANIES

YBCP LLC’s secure U.S.-based depository and compliance framework is also available to international buyers purchasing property in Mexico through other real estate companies, provided the transaction meets our internal criteria. This service is ideal for buyers who want added security, documentation, and financial oversight, regardless of which brokerage represents them.

FLAT, ALL-INCLUSIVE DEPOSITORY AND CONTRACT DRAFTING FEE

YBCP LLC provides its depository service under a flat, all - inclusive lowcost fee. This single fee covers every component required to securely structure and administer your deposit for a Mexican real estate purchase.

This includes: 

• Secure U.S.-based holding of funds 

• Bilingual contract drafting in English and Spanish, including the mandatory depository authority language.  No need to pay any thirdparty for contract preparation.

• Compliance oversight including AML, KYC, and SourceofFunds verification 

• Clear documentation and receipts for all funds received and disbursed 

• Coordinated release of all funds at closing according to the executed contract, which may include payment to the seller, payment to the closing attorney, payment of any applicable taxes, payment of notarial fees, and other authorized disbursements as outlined in the contract.

ELIGIBILITY CRITERIA FOR DEPOSITORY SERVICES

Depository services are available when the following conditions are met:

1. The purchase is for real estate in Mexico. 

This service is exclusively for Mexican property transactions, regardless of which real estate company the buyer is working with.

2. YBCP LLC must draft the Offer to Purchase or Purchase Contract. 

To provide depository services, YBCP LLC must prepare the contract because it contains the mandatory depository authority language that legally authorizes us to hold and disburse funds. All contracts are fully bilingual and drafted to meet the requirements of Mexican attorneys, notarios, and financial institutions.

This ensures: 

• Proper legal structure for U.S.-based fund handling 

• Enforceable depository authority 

• Clear, compliant disbursement instructions 

• Full protection of the buyer’s deposit 

• No additional thirdparty drafting costs 

3. The buyer completes all compliance requirements. 

This includes: 

• KYC identity verification 

• SourceofFunds declaration 

• Supporting financial documentation 

4. The transaction proceeds under the legal structure established in the executed contract. 

Once the contract is fully executed, the depository authority and disbursement instructions become legally binding. The closing attorney may have preferences, but they do not override the executed agreement. Their role is to close the transaction according to the contract.
