Yucatán Beach & City Properties is a legally established Mexican real estate brokerage based in Mérida, Yucatán. We work with both buyers and sellers throughout the full Mexican real estate process — from property search and market positioning to negotiation and closing. All brokerage activities are performed exclusively under Mexican law.

For property listings, we verify the seller’s documentation to ensure the property can be legally marketed and transferred. Our team coordinates closely with the closing attorney throughout the transaction to help keep the process organized, transparent, and professionally managed.

We provide bilingual support, structured communication, and a process designed to protect your interests from the initial listing or offer through final signing.


Cross‑Border Transaction Services (United States Entity)

Cross‑Border Transaction Services (CBTS) is a separate U.S.-based compliance, depository, and contract‑administration company. CBTS is not a real estate brokerage. Instead, it provides the secure financial and administrative infrastructure required for international real estate transactions involving Mexico.

CBTS operates under U.S. law and offers:

  • Secure U.S.-based holding of client funds

  • Bilingual contract drafting (English/Spanish)

  • Mandatory depository authority language

  • AML/KYC/Source‑of‑Funds verification

  • Clear documentation and receipts

  • Neutral, coordinated disbursement at closing

  • Administrative tracking and financial oversight

CBTS services are available to YBCP clients and to buyers represented by other real estate companies, provided the transaction meets CBTS eligibility criteria.


Why Two Entities?

Real estate brokerage must be performed in Mexico under Mexican law.
However, many administrative, financial, and compliance functions are safer and more transparent when handled under U.S. law.

Using two entities allows us to combine the strengths of both systems:


YBCP (Mexico)

Eligibility for CBTS Depository Services

CBTS can serve buyers represented by any brokerage when:

  1. The purchase is for real estate in Mexico.

  2. CBTS drafts the Offer to Purchase or Purchase Contract.

  3. The buyer completes AML/KYC/Source‑of‑Funds compliance.

  4. The transaction follows the structure established in the executed contract.

CBTS for Buyers Working With Other Brokerages

International buyers represented by other real estate companies can still choose CBTS as their depository. This provides:
